A Senior Commercial Construction Manager is responsible for managing the construction process for all shopping centers including capital improvements or general renovations. Reporting to this position is the Commercial Operations Manager. Primary responsibilities include but are not limited to: managing and providing support to the construction and operations staff, and managing consultants, contractors, and vendors; ensuring timely scheduling and delivery of construction and maintenance projects; maintaining quality standards; developing both conceptual and lease exhibit estimates. This position is onsite in Fairfax, Virginia and pays $125,000-$150,000 per year.

Senior Commercial Construction Manager Responsibilities:
  • Prepare timely Landlord work budgets and concept estimates as requested by the commercial Team.
  • Prepare a detailed construction timeline/schedule for work.
  • Conduct site visits to all centers/ individual spaces in order to identify code compliance deficiencies.
  • Acting as the liaison between leasing, operations, contractors, county officials, and architects to provide an available resource to effectively navigate thru the process of accepting the space, obtaining the occupancy permit, and turning over the space at the end of the lease.
  • Work with field supervisor, contractors, and architects to prepare vacant units to meet the requirements of tenants as identified in the Lease Agreement Work Letter.
  • Work with consultants and contractors to determine feasibility of each specific construction or development project.
  • Ensure that the Commercial Operations Manager is coordinating the Tenant façade signage in accordance with Landlord requirements with EVP signoff.
  • Make certain the Construction/Project Management team fully comprehends the Landlord’s lease obligations and is capable of performing the specified project scope.
  • Ensure that the Commercial Operations Manager is both tendering and taking spaces back during tenant move-in/out.
  • Provide Management support for Commercial Operations/ Manager to ensure that the needs of each center are being managed efficiently/effectively.   Provide oversight to the preparation of annual operating expense budgeting.
  • Review all construction cost estimates & contracts drafted by this position and the Commercial Operations Manager.
  • Create contracts from approved construction budgets, confirm contract compliance, and approve associated invoices for completed work.  Contracts to include construction, architects, engineers, and third party consultants.
  • Manage the capital improvement process for each center and property, to include, both short- and long-term projects and budgeting
  • Upload, maintain and organize the Construction Documents associated with all Commercial Properties.
  • Responsible for all Tenant improvement work performed by both the Landlord, and Tenant.
  • Review and qualify all Tenant design consultants to ensure experience/competence.
  • Review and qualify all Tenant contractors/vendors to ensure experience/competence.
  • Ensure that all construction & operations projects meeting the Landlord’s quality standards.
  • Work with Commercial Operations Manager to establish and maintain a comprehensive HVAC tracking system so that accurate information is available to the commercial construction/leasing department for the existing units, including age, tonnage, type of system, condition, etc.
  • Ensure that all construction/operations related documents are uploaded/filed in the specified location. (I.e. construction drawings to LOD or Sharepoint files).

Senior Commercial Construction Manager Qualifications:
  • Bachelor’s degree is required.
  • 10 plus years of progressive construction and project management experience is preferred.
  • Experience in retail or tenant coordination required; multiple years preferred.
  • Effective communicator with established leadership capabilities.
  • Knowledgeable with Microsoft Office Suite including Outlook, Word, Power Point and Excel.
  • Excellent customer service and interpersonal skills with the ability to relate to others and communicate with all levels of management effectively and sensitively.
  • Ability to lead and motivate a team.
  • Ability to work independently and prioritize effectively in a fast?paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quickly and accurately.
  • Capability to read, write, comprehend, and converse in English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier.
  • Strong organizational and time management skills.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance.
  • Must comply with all safety requirements.
  • Sensitivity to confidential matters is required.
